This page explains how Rent Me Room collects and uses information, the rules for using the platform, and the terms that govern our services across web, Android, iOS, and future digital experiences.

Section I

Privacy Policy

1. Introduction

This Privacy Policy governs the collection, use, disclosure, storage, and protection of personal data by Rent Me Room (RMR). By accessing or using RMR, you consent to this Policy.

2. Scope

This Policy applies to all users across the web application, Android app, iOS app, and any future digital platforms, features, APIs, services, analytics modules, emergency assistance workflows, notifications, and related technology made available by RMR.

3. Data Collected

We may collect personal identification information such as name, email, phone number, account credentials, device identifiers, IP address, approximate or precise foreground geolocation where enabled by the user, property details, uploaded images, communications, request history, activity logs, response timestamps, notifications data, transaction summaries, analytics signals, and usage logs.

4. Purpose of Processing

Data is processed for account creation, listing services, owner-tenant communication, rental matching, Emergency Mode functionality, response estimation, owner activity indicators, fraud detection, abuse prevention, legal compliance, dispute resolution, analytics, security monitoring, service optimization, and platform improvement.

5. Legal Basis

Processing may be based on user consent, contractual necessity, legitimate business interests, and compliance with applicable laws, including the India Digital Personal Data Protection Act, 2023 and other applicable data protection requirements.

6. Data Retention

We retain personal data only as long as reasonably necessary for service delivery, security, fraud prevention, legal compliance, audit, tax, dispute handling, analytics, and related lawful business purposes.

7. User Rights

Users may request access, correction, deletion, portability, or restriction of personal data, subject to applicable legal limitations, by contacting support@rentmeroom.com.

8. Data Security

We use reasonable technical, administrative, and organizational safeguards, including encryption in transit, access controls, authentication controls, limited internal access, and secure hosting practices. No digital system can be guaranteed to be absolutely secure.

9. International Transfers

Data may be processed in India or other jurisdictions with appropriate safeguards, service protections, and contractual arrangements, where operationally required.

10. Third-Party Services

Payments, analytics, mapping, communications, notifications, cloud hosting, crash reporting, and similar services may be provided by trusted third-party service providers who may process limited information necessary to perform their role.

11. Children Policy

RMR is intended for individuals who are legally competent under applicable law. Users below the applicable age of majority must use the platform only under lawful supervision where permitted.

12. Location Data

Rent Me Room may collect real-time geographic location information when a user enables features such as Emergency Mode, nearby property search, or map-based discovery. Location information is used solely to identify rental properties near the user, prioritize urgent accommodation results, notify nearby property owners about relevant emergency housing requests, improve location-based service accuracy, and help estimate proximity-based results. Location data is not sold for advertising purposes and is processed only to the extent operationally required.

13. Emergency Mode Data Use

When a user activates Emergency Mode, RMR may process the user's approximate or precise current location, urgency selections, nearby property interactions, emergency request activity, and limited engagement signals in order to provide accelerated rental discovery and owner activation. Emergency Mode is a facilitation feature and does not guarantee immediate accommodation, owner response, or booking success.

14. Owner Activity Signals

RMR may record limited activity indicators such as recent app activity timestamps, owner presence signals, last active status, request interaction timestamps, and similar operational markers in order to display indicators such as owner availability, owner activity status, or similar service functionality. These signals are used solely to improve platform responsiveness and communication efficiency.

15. Response Time Estimation

RMR may calculate estimated response times based on historical owner or agent interactions with tenant requests, contact views, acceptances, or similar response actions. Such estimates are informational only, may change over time, and do not guarantee actual response behavior or availability.

16. Owner Alerts, Emergency Notifications, and Calling Features

When a tenant submits an urgent housing request, RMR may send in-app alerts, push notifications, or related notices to relevant nearby property owners or agents. Such alerts may include limited operational information such as urgency level, first name, approximate location radius, move-in requirement, or other minimal details necessary to help establish faster housing contact. Where calling functionality is available, RMR may facilitate direct communication between users using phone details or call actions already permitted within the platform flow.

17. Abuse Prevention and Platform Protection

RMR may monitor emergency request frequency, suspicious activity patterns, repeated misuse, spam behavior, fraud signals, and other abusive conduct in order to protect users, prevent emergency feature abuse, and preserve service integrity. This may include temporary limits, automated checks, prioritization controls, or related protective measures.

18. Cookies & Tracking

We use cookies and similar technologies for authentication, performance, analytics, abuse prevention, and service continuity. Users may manage cookies through browser settings where applicable.

19. Policy Updates

We may revise this Policy from time to time. Continued use of the platform after the updated version becomes effective constitutes acceptance of the revised Policy, to the extent permitted by law.

Section II

User Agreement

1. Acceptance of Terms

By creating an account, accessing the platform, or using any feature of RMR, you agree to be legally bound by this User Agreement and the applicable Privacy Policy and Terms of Service.

2. Eligibility

Users must be legally competent under applicable law. Owners, agents, and tenants are responsible for ensuring their use of the platform is lawful in their jurisdiction.

3. User Categories

Users may participate as Property Owners, Agents, or Tenants. Different categories may receive different features, responsibilities, limitations, or fee structures.

4. Account Security

Users are responsible for maintaining the confidentiality of login credentials, OTP access, devices, and all activity associated with their accounts.

5. User Obligations

Users must provide accurate, lawful, and non-misleading information; respect the rights of others; comply with applicable laws; and avoid fraud, impersonation, abuse, harassment, spam, deceptive conduct, or misuse of location-based and emergency features.

6. Content Responsibility

Users are solely responsible for listings, photos, descriptions, availability details, communications, and any other content they post, upload, transmit, or otherwise share through the platform.

7. Emergency Mode Responsible Use

Users must not misuse Emergency Mode, false urgency flags, nearby activation features, or emergency-request prioritization tools. Submission of fake, manipulative, excessive, abusive, or misleading emergency requests may result in throttling, temporary restrictions, suspension, or permanent termination of account access.

8. Communication and Contact Use

Users must use owner or tenant contact details, calling features, and platform communications only for lawful rental-related purposes. Harassment, spam, repeated nuisance contact, threatening conduct, or misuse of disclosed contact information is prohibited.

9. Content and Listing Accuracy

Owners and agents are responsible for ensuring that listing details, availability, furnishing status, location descriptions, photographs, pricing information, and move-in readiness indicators are materially accurate and not misleading.

10. Suspension & Termination

RMR reserves the right to suspend, restrict, or terminate access for policy violations, unlawful conduct, repeated misuse, fraud risk, abusive behavior, suspicious emergency activity, security threats, or other legitimate enforcement reasons.

11. Platform Role

RMR acts as a facilitator marketplace and technology platform. RMR does not independently verify every property, user identity, title, condition, habitability, owner responsiveness, response timer estimate, or tenant suitability unless explicitly stated.

Section III

Terms of Service

1. Service Description

RMR facilitates digital property listings, nearby search, emergency rental matching, notifications, response indicators, owner activity signals, direct communication features, and communication between property stakeholders.

2. Service Fees & Payments

Fees, subscriptions, promotional pricing, or future paid services may be determined by RMR. Payments, if enabled, may be processed through authorized third-party gateways. Card data is not stored by RMR. Fees are non-refundable except where required by law or expressly stated by RMR.

3. Emergency Feature Disclaimer

Emergency Mode is intended to assist users in locating accommodation quickly; however, RMR does not guarantee housing availability, listing suitability, owner responsiveness, inspection outcome, acceptance, or transaction completion.

4. Algorithmic and Informational Indicators

Indicators such as owner online status, last active status, response timer estimates, match scores, emergency prioritization, or similar signals are algorithmically or operationally generated informational indicators only. They may change over time and do not guarantee actual availability, response behavior, service outcomes, or successful rentals.

5. No Broker Guarantee

RMR does not act as a real estate broker, agent, or property manager unless expressly stated for a specific service.

6. Limitation of Liability

To the maximum extent permitted by law, RMR, Tirtha WebSolutions, and their affiliates shall not be liable for indirect, incidental, special, punitive, or consequential damages arising from or related to platform use, listing reliance, algorithmic indicators, emergency feature use, communication failure, owner inactivity, direct calling actions, third-party actions, or service interruptions.

7. Indemnification

Users agree to indemnify and hold harmless Tirtha WebSolutions and its affiliates from claims, damages, liabilities, losses, costs, and expenses arising out of misuse of the platform, legal violations, inaccurate content, disputes, abusive contact behavior, emergency-feature misuse, or infringement of rights.

8. Dispute Resolution

Parties should first attempt good-faith amicable resolution. If unresolved, disputes may proceed under applicable Indian law and, where enforceable, arbitration under the Arbitration and Conciliation Act, 1996. Courts having jurisdiction in India may retain authority where applicable.

9. Force Majeure

RMR is not liable for service interruptions, delays, or failures caused by events beyond reasonable control, including internet outages, infrastructure failure, government action, natural disasters, labor issues, cyber incidents, third-party dependency failure, or telecommunications disruptions.

10. Severability

If any provision is found invalid or unenforceable, the remaining provisions shall continue in full force to the maximum extent permitted by law.

11. Entire Agreement

This document, together with the applicable policies incorporated by reference, constitutes the complete agreement between the user and Rent Me Room regarding use of the platform.
